Happy new year to you all may be blessed. Trea is all dressed up and ready to go. I am still praying that my knee gets straightened out (surgery made it worse, not better) so that I can start riding again. I haven’t been able to work in over a year and as I’m self-employed and the savings is dwindling, I gave him back to my niece Cheyenne. She’s having a blast with him he sorting in trail riding, etc. so he’s a happy camper. His best friend is now her husband‘s gorgeous quarter horse, Ronan. He is fantastic so I am horseless, but I get to go out there and get my fix whenever I want and their horses are there for me to ride. I pray that I get well so I can get back to work and earn the money to get my own horse again, or a mule I’m not caring, which as long as they’re safe trail horses I’m a happy camper. You all have a safe new year and I’ll keep keep enjoying seeing your posts best to you all

It was held on her oldest daughter, Cheyenna’s ranch. Close to 70 people attended, family, friends, and people whose life she had touched. A friend of the family gave the talk, and it was so poignant, all about how God took care of all the animals around them she died, protecting all her critters I was amazed at what the girls presented wonderful tent and decorations then they serve tacos and tequila, which was Shelley‘s favorite all kinds of soft drinks cake and cookies. Oh, and a charcuterie board. our sister, Rory, said it best, but Shelley was the best of us. She was kind and gentle and more giving than you can believe. I never heard her be cruel or mean to anyone. She was much loved by her family and friends. I know I will miss her every day for the rest of my life

There are signs in recent months that suggest consumers are increasingly tapped out and could pull back further in coming months. An economic slowdown, however, is not necessarily bad news for the housing market. Mortgage rates, in fact, started this week at six-month lows, as the market has become more convinced that the Fed’s rate cuts will begin in September. Home sales should begin to bounce back and improve more consistently in Q3 and Q4. July 2024 Sales and Price

And here's what surprises most first-time buyers: almost every inspection finds something. That's normal. Most findings are routine maintenance notes, some are worth a conversation with the seller, and once in a while one is a genuine reason to walk away. Knowing which is which — that's where experience comes in, and it's a conversation we have on every purchase. Call/text/email us at (909) 223-1094 or [email protected] if you have questions.

The clock starts earlier than most people expect. ⏰ Here's the honest math: a few weeks of focused searching, a week or two of offers and negotiation, then a month or more from accepted offer to keys — plus the move itself. Add it up, and holidays-in-a-new-home usually means starting in September or early October. No need to rush anything. It just helps to do things in order: talk financing first, build the wish list, then start touring. If that picture is on your mind for this year, reach out and we'll map the timeline against your situation. Call/text/email us at (909) 223-1094 or [email protected] if you have questions.

It can make owning one easier, too. 🤖🏡 Five ways homeowners are putting it to work: 1️⃣ Maintenance reminders — ask it to build a seasonal checklist for your home's age and climate 2️⃣ Energy tune-ups — find the settings and small swaps that actually lower your bills 3️⃣ Seeing changes first — preview a paint idea before you commit to it 4️⃣ Decoding documents — paste in a warranty or a quote and ask what it actually says 5️⃣ Sanity-checking bids — compare a contractor quote against typical ranges before you sign It won't make the big decisions for you, but it saves real time on everything around them. Which of these have you tried? Let us know in the comments.

We get this question a lot lately, and if you've wondered the same thing, you're not alone — roughly 4 in 10 buyers and sellers say they're worried about one. But the numbers tell a calmer story. There are more homes on the market than we've seen in years, sales are running ahead of last year, and prices are holding steady. Most economists call 2026 a rebalancing year — a market finding its footing after some wild swings. Every market is different, and yours might look nothing like the national picture. That's exactly why it's worth asking about your area specifically instead of settling for the scariest headline in your feed. "Is the housing market goin...Would you rather: move before the holidays, or wait until spring? 🏡 Both are real strategies, and they trade off in opposite directions. Move now — less competition for the homes that are out there, sellers who are motivated rather than testing the market, and more room to negotiate. The tradeoff is a shorter runway and a move squeezed into a busy season. Wait for spring — more listings, more choice, and better weather for everything from photos to moving day. The tradeoff is more buyers competing for the same homes, and prices that tend to firm up when they do. There’s no universally right answer here. It mostly comes down to whether your priority is selection or leverage. Which way are you leaning? Let us know in the comments.
